Lane, Ryan Offer Keen
Insights into Area Market

One would need to look far and wide to find two more knowledgeable speakers than Greg Lane and Matt Ryan of Timberlane Appraisal, who offered TBA members a unique insight into the area’s housing market at last week’s general membership meeting at Killearn Country Club. Here are some of the facts they shared: Local home inventory, once bloated at a 24 months supply at the bottom of the housing downturn, is now 8 ½ months, including 4.3 months in popular communities like SouthWood, and 13 months for homes over $400,000; “done sells”… new homes listed as “under construction” in the MLS are not appealing to buyers; Tallahassee developer Robert Parrish will hit a “home run” with his new King’s Mill development off Thomasville Road given the great location and affordable prices; don’t look for a federal solution to the problem with low appraisals too heavily based on foreclosures or distressed properties; the trend remains to smaller homes; work with appraisers to educate them on the market, pointing out features they may not otherwise have noticed, and alerting them to comparable sales.

Randy Conn First in State
To Earn FGBC Designation

Randy Conn, principal of ES Green & Company, a green certification and energy rating service provider in Tallahassee, is the first person in the state to earn the Florida Green Building Coalition (FGBC) Certified Green Professional designation. Conn has been a state certified contractor for 27 years, with experience in commercial and custom residential construction. He is an FGBC Certifying Agent having certified over 400 homes, and in 2010 he received the organization's "Certifying Agent of the Year" award. In 2011 Randy and his wife Jane received FGBC's Volunteers of the Year Award. His passion for green building and FGBC was instrumental in developing the green building certification market in Florida's Panhandle. Conn holds a BA in English from Florida State University and frequently teaches green building classes for organizations around the state. The FGBC Certified Green Professional designation will be offered on August 22-23, 2013 during the FGBC annual GreenTrends Conference & Tradeshow at the Ritz Carlton in Sarasota.

Leon County Announces
After-Hours Permitting

The Leon County Board of County Commissioners recently provided unanimous support for after-hours and weekend building inspections for certain types of construction projects. Previously, single-family dwellings were only inspected during normal work hours and not on the weekend. The idea to offer after-hours and weekend inspections came from a focus group conducted by Leon County during the county’s LEADS review process. Leon LEADS is a continuous process by which Leon County Government looks inward to strengthen what works and abandon what does not, and to adjust as conditions change. For more information about after-hours and weekend inspections, contact Ed Jarriel, Jr., C.E.A.P., Director of Leon County Building Plans Review and Inspections, at (850) 606-1300 or .

Appraisals, Market Conditions
Topics of Thursday’s Meeting

TBA hosts its April general membership meeting this Thursday with two of the hottest subjects in the real estate industry today – home values and the appraisals that establish them – set to be presented by Matt Ryan and Greg Lane of Timberlane Appraisal. The meeting begins at 11:30 am with lunch at the Killearn Country Club. The cost is $15 per person which can be paid at the door by check, cash or credit cards. RSVPs are required by close of business Tuesday to . Ryan and Lane will talk about the direction of residential and commercial property values in the Tallahassee area and the factors that will influence them in the future.

FHBA Brings Conference
To Tallahassee This Week

The Florida Home Builders Association (FHBA) hosts its annual Spring Legislative Conference in Tallahassee this week and members of the Tallahassee Builders Association (TBA) will play key roles in many of the activities and events. Among this year’s legislative priorities are: Providing down payment assistance to low-to-moderate income families, using dollars from the Sadowski Affordable Housing Fund and a portion of Florida’s share of a multi-million-dollar mortgage fraud settlement; Lowering workers compensation rates by placing restrictions on the cost of re-packaged prescription drugs; Prohibiting local governments from enacting measures that would put land use changes to a public referendum, unnecessarily driving up the cost of housing; and Increasing penalties for unlicensed contracting, which takes business away from those builders who play by the rules and puts housing consumers at serious risk. In addition to pursuing its legislative initiatives, FHBA also uses this week’s conference to convene a meeting of its Board of Directors.  The 200-member governing body of the state association includes a number of delegates from TBA, including David Perkins, CIP, of Perkins Electric, who serves as the Area I Associate Vice President on the FHBA Executive Committee. The Board meeting also features a special presentation to a valued TBA member. Mark Worley, CIP, GMB, will be honored as “Florida’s Big Spike” for 2012 based on having recruited 37 new members into TBA last year. The conference’s highlight speaker is National Association of Home Builders (NAHB) CEO Jerry Howard.

Green Council Seminar
A Big Hit with Builders

TBA’s Green Building Council is committed to educating builders and construction professionals and that commitment was ob vivid display last week when ABC Supply hosted an informative program on roof ventilation. The meeting was well attended with lots of questions… and participants earned one hour of continuing education credit. ABC Supply sells screen rooms, gutters, James Hardie products, CertainTeed vinyl, roofing, windows and doors. Dawn Davis can be reached at 850-350-7669 (office) or 850-528-9478 (mobile).

Dine at Ruby Tuesday…
Support Future Builders

As a reminder, TBA members can support the Florida Home Builders Association’s Future Builders of America program by dining out, with family and friends where possible, at Ruby Tuesday on Monday, Tuesday and Wednesday of this week. As part of Ruby Tuesday’s Community GiveBack Program, the restaurant will donate 20 percent of your tab to FBA, which trains young people for construction careers. The participating Tallahassee Ruby Tuesday is located at 2491 Care Drive off Capital Circle NE. You must present a flyer to your waiter or waitress. The flyer can be downloaded at tallyba.com under News (icon at top of home page).

22 TBA Members Step Closer
To Coveted CAPS Designation

With just one more day-long class, 22 members of the Tallahassee Builders Association will earn the designation of Certified-Aging-in-Place Specialist (CAPS). The members took last Friday’s class on Designing and Building for Older Adults, taught by TBA member Terry Ward, Ph.D, CAPS.  The third course required to achieve the coveted designation – Business Management for Building Professionals – will be taught by TBA member Mark Worley, CIP, GMB, in May. The CAPS program, which launched in 2002, teaches the technical, business management and customer service skills essential for serving the fastest-growing segment of the residential remodeling industry.

Parade winners will be honored at a Parade of Homes dinner and TBA general membership meeting on May 15, 2013 at the Hotel Duval. This year’s lineup of Parade builders includes a blend of long-established builders as well as a host of new builders who are anxious to make their marks on the local housing market. Returning to the Parade this year are 2012 Best of Show winner Barton Construction as well as widely-honored builders Persica Homes, Powerhouse Construction, Foundation Homes, Alexander Dinkelman, Adams Quality Homes, Tricon Builders, Hartsfield Construction, Premier Fine Homes, Panhandle Building Services, and Ertl Homes.  New to the Parade for 2013 are Big Bend Builders, Creative Construction, Vintage Homes, Hannon Construction, Blue Star Homes, Pitman’s Construction, Rock Solid Design & Construction, Tallahassee Homes, Pafford Properties & Construction, and BEC & Company.  Homes will be located in many of the area’s most popular communities, including Persimmon Hill, Golden Eagle, Kimmer Rowe Gardens, SouthWood, Ox Bottom, and Dublin Downs. Prices range from Ertl Custom Homes’ $1.2 million home at Lake Hall to BEC & Company’s $159,000 home at Greiners Addition in Crawfordville. The latest Gold Sponsors of the Parade are Capelouto Termite & Pest Control and Smith, Thompson, Shaw, Minacci and Colón, P.A. The City of Tallahassee Natural Gas Utility and the James Hardie Building Products are the major sponsors for the Parade. The Florida Green Building Coalition (FGBC) is a Gold Sponsor and will honor two Parade homes for excellence in energy-efficiency.
