Note to TBA Members: I want to thank the many TBA members who traveled to Orlando last week to take part in a “Roast and Toast” honoring me for 36 years of service to the Florida Home Builders Association (FHBA). Sponsors of the special event were Orange State Construction (John and Karen Koelemij), City of Tallahassee Natural Gas Utility (Vicki O’Neil and Larisa Kuleshova), Persica Homes (TBA President Masoud Karimipour and his wife Amy), H.R. “Sonny” Phillips and his wife Janice, Capital City Builders (Larry Wayne and Gloria Strickland), Alan Weekley Homes (Alan Weekley), Dion Builders (Ed Dion and his wife CJ), Baker-Harris Insurance (Drexal and Jeannie Harris) and Capelouto Termite & Pest Control (Raymond and Grant Capelouto). Along with representatives of these sponsors, I was touched by the participation of FHBA Past Second Vice President Rob Wilson, Matt Ryan (Timberlane Appraisal), Matt Gilbert (James D A Holley & Co., CPAs), David and Tammy Perkins (Perkins Electric and David Perkins & Co., CPAs), Kip Carpenter (Carpenter’s Construction), Leeann Everhart (daughter of FHBA and TBA Past President Lee Everhart), TBA Past President and builder Pat Gridley, Florida Green Building Coalition Executive Director Suzanne Cook, CAE, IOM, Jerry Linder (Vintage Homes), and Jackie Johnson of Homes & Land magazine. Many others extended me well-wishes. I am grateful to all and thankful for the opportunity to serve my FHBA and TBA family. – Paul Thompson, CAE, MIRM, CEO/Executive Vice President, Florida Home Builders Association; Executive Officer, Tallahassee Builders Association
Wednesday Remodelers Council Luncheon
Focuses on Lead-Based Paint Abatement
Jerry McFarland, CIP, Chairman of the TBA Remodelers Council, reminds everyone that this Wednesday (July 30), the Council will host a luncheon seminar that will focus on lead-paint abatement and the speaker will be J. Perry Brake of the American Management Resources Corporation. The event, which begins at 11:30 am at the TBA office (201 East Park Avenue downtown), is free to Remodelers Council members and $20 for non-members. Remodelers are required to comply with EPA’s Renovation, Repair, and Painting (RRP) Rule and HUD’s Lead Safe Housing Rule. American Management Resources Corporation is an EPA Approved RRP Training Provider. Brake has extensive experience teaching adults in Environmental Health and Safety, Asbestos and Lead Paint classes. Prior to joining AMRC, Brake was a Senior Safety and Health Inspector and Regional Asbestos Program Manager for the Florida Division of Safety, Department of Labor and Employment Security.

FSU Football Commentator Keith Jones
To Speak at August 21 TBA Luncheon
Keith Jones, who has been a part of the FSU football broadcast team for Sunshine Network television since its inception in 1988, will be the featured speaker at the Tallahassee Builders Association’s Thursday, August 21, 2014 general membership meeting. The luncheon begins at 11:30 am. The location will be announced later this week as a large crowd is expected to want to hear Jones’s assessment of the Seminoles’ upcoming football season. Fans who listen to Jones are amazed by his knowledge of the intricacies of football. What some fans may not know is that Jones was an outstanding member of the 1978-80 Florida State football teams. Some fans might also be surprised to learn that Jones is one of the brightest student-athletes to have come through FSU's athletic program. So mark your calendar and plan to join your TBA family at what may be one of the highlight events of the year. Many thanks to Drexal Harris of Baker-Harris Insurance for lining up Keith to make this special TBA presentation.

TBA’s Ed Dion Participates at SEBC
On Builders Buying Preferences Panel
Suppliers of products and services to builders gleaned some real insights into why builders buy during a seminar at last week’s Southeast Building Conference (SEBC) in Orlando. Sponsored by the Florida Home Builders Association (FHBA) Associates/Trades Council, the program was entitled “It’s Not Always Who You Know But What You Know” and moderated by FHBA Past President John Wiseman of CORE Construction. Wiseman posed questions to a panel that included remodeler SEBC Chairman Ed Dion, CIP, CAPS of Tallahassee, custom home builder Ray Puzzitiello of West Palm Beach, volume builder Larry Sekely of M/I Homes Tampa, and FHBA/TBA Executive Officer Paul Thompson. The bottom line was that “relationships” are important in terms of whom builders buy from, and factors like quality, delivery, and follow-up can offset and often overcome a lower price by competitors. Builders also placed a premium on Home Builders Association membership and cited it as the deciding factor when two suppliers were otherwise equal in price and performance.
NAHB Chairman Kevin Kelly
Set for FHBA Fall Conference
Kevin Kelly, Chairman of the Board of the National Association of Home Builders (NAHB) and a member of TBA (Vintage Homes), will be a featured guest at the Florida Home Builders Association’s newly-formatted Fall Leadership Conference at the Shores Resort & Spa in Daytona Beach on October 23-25, 2014. Kelly, from Wilmington, Delaware, is a veteran of 30-plus years in the building and development business and has been the industry’s No. 1 spokesperson on a wide range of issues before Congress and federal regulatory agencies. The conference marks the “changing of the guard” of FHBA leadership, a schedule that features five exciting special events and networking opportunities – including a “Beach Bash” – and a closing luncheon where the FHBA’s major individual awards will be presented and the officers installed. The FHBA Board of Directors meeting is set for Saturday morning, October 25, 2014. Look for details soon.

With Warm Modern Transitional Style,
SEBC New Southern Home Will Dazzle
Home builders and housing professionals from around the south attending the 2014 Southeast Building Conference (SEBC) in Orlando will be treated to a spectacular showcase home complete with the latest and best the industry has to offer. Themed “The Oasis,” this year’s New Southern Home is located in an area of quaint Old Winter Park known as the “Vias” and features a native Florida landscape with over 6,500 square feet of interior, exterior and outdoor spaces. An impressive team of nationally-recognized professionals is producing the home, including builder Bill Cook of RX Custom Home Builders, general contractor Alex Hannigan, architects Donald F. Evans and James LaPiana of The Evans Group, interior designer Kate Clarke, landscape architect Scott Redmon of Redmon Design Group, PA, and energy consultant Drew Smith of Two-Trails, Inc. “This home has a warm modern transitional style,” said Evans, who has designed numerous New Southern Homes over the years. “The modern, clean lines are achieved utilizing stained wood, stacked stone, and stone banding. The warm, rich palette is a deviation from the white stucco often associated with modern styles. The home was designed to work within the contextual fabric of the neighborhood and surrounding homes and not stand out like the new kid on the block.” SEBC delegates can tour the home on Thursday, July 24 from 6 pm to 8 pm. Directions are available at Booth 118 at the show and bus transportation leaving from the Orange County Convention Center (at 5:30 pm) is available. Busses will return to the Convention Center and the Rosen Centre’ Hotel.
E2R3 Forum Is Hot Pre-SEBC Program
With Florida PACE Program on Agenda
The Florida Home Builders Association-sponsored Southeast Building Conference (SEBC) is presenting a day-long energy efficiency forum on Wednesday, July 23, 2014 at the Rosen Centre' Hotel at 9840 International Drive in Orlando. Registration is at 9 am and the presentations begin at 10 am with a regulatory update focused on Florida's new Building Energy Rating System. Additional subjects include the American Reinvestment and Recovery Act, the Florida PACE program (with $200 million in funding for energy-efficient improvements for property owners), real-life experiences with Deep Energy Retrofits on foreclosed homes, and the latest on Green appraisals. The afternoon sessions are divided into residential and commercial tracks and the program concludes with a 5 pm networking reception. For details and to register, visit www.sebcshow.com. The SEBC show runs Thursday and Friday (July 24-25) at the Orange County Convention Center.
Not So Good News for Builders…
Americans Are Moving a Lot Less
The household mobility rate, or the percent of the population that moves into a new home in a year, has been in a long-term decline. This trend has been unfavorable for the housing market, which in turn has been a drag on Gross Domestic Product (GDP). According to Michelle Meyer at Bank of America/Merrill Lynch, the household mobility rate has been slowing since the mid-1980s. A key driver of this trend has been the rise of homeownership in the 1990s. Homeowners are less likely to move than renters. From 2000 on, aging population and changes in the labor market have also been negative for household mobility. In the short-run two factors could cause household mobility to pick up: the decline in homeownership rates and rising home prices. In the long run however, an aging population and the end of ultra-low mortgage rates will curb household mobility. "The greatest propensity to move is when people are in their late 20s,” said Meyer. “The mobility rate steadily declines thereafter as people age. We should also be concerned that mortgage ‘lock-in' will reduce mobility over the medium term. We expect rates to head higher in the coming years, increasing mortgage payments. It will be difficult for those homeowners who bought or refinanced to a fixed-rate mortgage over the past few years to give up the record low rate."
Pilot Study Reveals Likely Sinkholes,
Statewide Map Represents Next Step
A statewide map showing where sinkholes are most likely to form is in a pilot stage but may be ready for statewide use soon. Last year, Florida received more than $1 million in federal funding for a three-year study. A pilot in Columbia, Hamilton and Suwannee counties ended in May. Professionals with the Florida Geological Survey visited about 230 locations, sampling and studying the land. Their fieldwork contributed to a “relative vulnerability” map that so far has proved 93 percent successful in the pilot area in predicting that sinkholes will form, geologist Clint Kromhout said. That figure was reverse-engineered by comparing the pilot’s sinkhole predictions to where “subsidence events” actually did occur. The predictions were at a countywide scale; science can’t predict where and when an individual sinkhole will occur. The Florida Geological Survey and Florida Department of Emergency Management are collaborating on the study. Alan Baker, another state geologist, said the map will put another tool in the toolbox of emergency planners, especially after a big storm, when sinkholes often develop. “They’re prepared for floods. They’re prepared for downed power lines,” Baker said. But the sinkhole vulnerability map will provide even more preparation, this time for ground collapse. The study next moves to the statewide phase. Kromhout and Baker plan to hire additional geologists and reach out to local governments, they said. “The ultimate desire is to have a statewide map to reduce the risk of loss of life and property,” Kromhout said.

Stewart Proctor to Speak Thursday
At TBA’s Green Council Luncheon
Want to learn the latest about Tallahassee’s real estate industry? Come to this Thursday’s (July 10) Green Building Council meeting – sponsored by Neil Ryder Realty – and hear the insights of Stewart Proctor, CCIM, of Structure Commercial Real Estate. The luncheon/seminar, which begins at 11:30 am at the Myers Park Community Room, is free to Green Counciil members and $20 for non-members. Proctor will offer an overview of the Tallahassee residential and commercial market with special emphasis on new developments, FSU- and FAMU-related construction opportunities, office space, retail centers, and the new arena district around the civic center. He’ll also discuss what the proposed sales tax extension might mean in supporting the area’s transporation/infrastructure needs. Don’t miss this highly informative program.
Green Building Will Continue to Grow
According to Builder/Remodeler Survey
A recent survey of builders and remodelers by the National Association of Home Builders (NAHB) indicates that Green building practices will expand in the future. The survey showed that 62 percent of firms building new single family homes are doing more than 15 percent of their projects green but by 2018, 84 percent of them expect this level of green activity. Fifty-four percent of firms building new multifamily projects report that they are doing more than 15 percent of their projects green but they expect that to jump to 79 percent by 2018. In the single family market, the most striking shift is in those firms dedicated to green building (doing more than 90 percent of their projects green). That percentage is already at 19 percent, and by 2018, it is expected to double to 38 percent. The study finds that builders and remodelers in both the single family and multifamily sectors report that the market is recognizing the value of green: 73 percent of single family builders (up from 61 percent since the last report) and 68 percent of multifamily builders say consumers will pay more for green homes.
Attorney General Pam Bondi
Joins All-Star Lineup at SEBC
Southeast Building Conference Chairman Ed Dion, CIP, CAPS, of Dion Builders in Tallahassee has announced that Florida Attorney General Pam Bondi has agreed to join the list of all-star speakers set for the Florida Home Builders Association-sponsored SEBC coming up on July 23-26, 2014 in Orlando. Bondi, who will tour the SEBC exhibit hall at the Orange County Convention Center then speak at 2 pm on Friday, July 25, at FHBA’s Governmental Affairs Committee meeting, is joining Florida Lt. Governor Carlos Lopez-Cantera and Agriculture Commissioner Adam Putnam as highlight speakers. Lopez-Cantera will speak in the exhibit hall at Noon on July 25 and Putnam will address FHBA’s Board of Directors meeting on Saturday, July 26 at 2 pm at the Rosen Centre’ Hotel. Bondi, a former prosecutor in Hillsborough County, was elected Attorney General in November, 2010. The schedule of FHBA meetings at SEBC is available under Meetings & Events at www.fhba.com. For details on the SEBC, or to register, go to www.sebcshow.com. Remember: Florida contractors can earn all 14 of their required continuing education credits at SEBC, for a fee of just $69.
Builders Make Space for Great Rooms
That Tend to Dominate Overall Usage
The U.S. Census Bureau’s Survey of Construction (SOC) reveals that the today’s typical new home has 2,315 square feet, 2.56 bathrooms, and 3.38 bedrooms. But those static figures don’t help when it comes to understanding how the space in new homes is actually utilized. So the National Association of Home Builders (NAHB) polled builders around the country and came up with some interesting information about the characteristics of today’s new homes. Surprisingly, there’s only one room definition found in every home and that’s the master bedroom. Every new home also contains a kitchen area, but it’s sometimes combined with other space in a great-room configuration, so only 93 percent of builders reported a kitchen as a completely separate room. When it’s present, the “great room” tends to be the largest of the individual rooms. The second and third place for the average new home are spaces that often consist of more than one room or area – non-master bedrooms and other finished space. Most often builders described great rooms as some combination of family room, living room, dining room, and kitchen. Although a family-living room combination was most common, builders reported many different configurations, including great rooms encompassing all four types of living spaces. On average, 69 percent of great rooms included a family room, 56 percent a living room, 24 percent a dining room, and 18 percent a kitchen.
