Randy Burns, Norandex Win Loyalty
With Customer Service Commitment
Make no mistake: veteran Tallahassee-area building supplier Randy Burns believes in the Norandex products he sells. But at the end of the day, he knows that his ultimate success rests with exceptional customer service. “That’s really what we sell,” said Burns, whose 35-year career includes working with the old Scotty’s stores and Taylor’s Windows & Doors, and operating his own business (Capital Window Center) before joining Norandex in January, 2011. Serving many of TBA’s leading builders and remodelers, Norandex supplies over 100 brands of exterior products, and windows and doors. “Randy has won our respect because of his vast product knowledge, attention to detail, and service after the sale,” said TBA Past President Jerry McFarland, CIP, of James McFarland Builder. JT Thomasson, who manages Norandex locally, praises Burns as a key to the company’s strong builder-remodeler partnerships. “This is a relationship business and I know a lot of our clients are with us because they’ve known and trusted Randy for many years,” said Thomasson. “We’re fortunate to have him on the Norandex team.” Burns is a loyal member of TBA and a fixture at the association’s Green Building Council and Remodelers Council meetings. On the personal side, Burns puts family first, enjoys fishing and gardening, and relishes traveling to small towns in south Georgia to view the older, traditional homes. Their appeal should be no surprise as Burns notes “the use of materials and how they come together to create unique structures is fascinating to me.” Burns can be reached at 850-559-8614 or . |

Tallahassee Builders Association
Presents 2014 Showcase Home
Committed to providing high-quality lifestyle choices in Leon, Gadsden, Wakulla and Jefferson counties, the Tallahassee Builders Association (TBA) is proud to present its 2014 Showcase Home, built by Premier Fine Homes, and open to the public on the weekend of December 13-14 (10 am to 5 pm daily) in the Buckhead community off Centerville Road in Northeast Tallahassee. In addition to highlighting cutting-edge trends and products in today’s new homes, the 3,000-square-foot Showcase Home will serve the community as a drop-off location for Toys for Tots donations. TBA hopes visitors will fill up the Showcase Home garage with toys and its Board of Directors has committed to providing bikes that will enhance the holiday experience for many young people.
TBA Intern Krysten Wilkerson
Gains Experience from Members
Florida A&M University construction/engineering student Krysten Wilkerson of Fort Lauderdale is earning class credit this semester as an intern at the Tallahassee Builders Association (TBA). She graduates in December of this year and already has job offers from major commercial construction companies to work in the Orlando area. A number of TBA members have provided Wilkerson with “real world” experience. TBA First Vice President Alan Weekley, CIP, CAPS, of Alan Weekley Homes took Wilkerson to a meeting of the Construction Advisory Council at Tallahassee Community College where she learned about workforce training programs geared to the construction industry. TBA Board members Doug Barton, CIP, CAPS, of Barton Construction and Jane Conn of ES Green & Company also opened up opportunities for Wilkerson. Barton’s project manager Chad Smith gave Wilkerson a “behind the scenes” look at the construction of a 4,345-square-oot home in Southwood, including framing, plumbing, electrical and HVAC. Conn and husband Randy took Wilkerson to two construction sites where they were performing the final tests involved in a Florida Green Building Coalition (FGBC) certification, including checking for proper attic insulation and conducting Blower Test and Duct Blaster Tests. “I was amazed at the things homeowners can do to save energy and reduce their utility bills,” said Wilkerson, whose next stop is a visit to Barkley Consulting Engineers, Inc., made possible by another TBA Board member, Doug Barkley, P.E.

Russ Sobczak of Cabinet Source LLC Has Options
For Builders, Remodelers, Restoration Contractors
Russ Sobczak of Cabinet Source, LLC didn’t choose to relocate to Tallahassee from South Florida in 2006 for business reasons. Like men of a certain age, he wanted to be close to children and grandkids. But he’s happy to be here and appreciates the relationships he has developed with TBA builders and remodelers. “TBA is a tight-knit group but I’m pleased to be working with quite a few of the members,” said Sobczak, whose company sells and installs a wide range of cabinet styles and prices from three major national manufacturers: Merrillat, KraftMaid, and Woodharbor. “My sales pitch is essentially that these are major brands with great designs, excellent quality and strong warranties. We offer builders and remodelers a full range of design and price options,” said Sobczak. “We also pride ourselves in professional installation and service after the sale.” Sobczak came to Tallahassee after a long tenure at Gale Insulation, a major South Florida supplier. During that time, he was an associate-member leader of the Treasure Coast Builders Association, including serving on many committees and in the roles of Senior Officer and Life Director. He has recruited over 100 HBA members in his career and has recently volunteered to help TBA’s Membership Committee. Locally, he gets a lot of his business from attending TBA meetings as well as monitoring building permits and cruising construction sites. If you’d like to talk to Russ about your cabinet needs, call him at 222-3900 or email him at . |

Housing & Economic Panel Presents
Mixed Review of Our Market’s Future
Three industry experts appeared on a Housing & Economic Panel at last week’s TBA general membership meeting hosted by the Tallahassee Democrat and offered their insights into the future. The good news: mortgage interest rates are at historic lows and expected to stay there, and appraisals are improving in light of the declining impact of foreclosures. The caveats: we are running out of buildable lots (in popular locations) and the pace of single-family home construction – 500 per year – is still well below the 1,243 average annual production from 1980 to 2005. Laura Jo Hewitt, President of the Mortgage Bankers Association of Tallahassee and Vice President, Lending Officer at Prime Meridian Bank, said the local lending environment was highly favorable and that credit-worthy builders and borrowers should have no serious problems obtaining the money they need. She predicted rates on 15- and 30-year mortgages would remain affordable for the foreseeable future. Greg Lane of Timberlane Appraisal said that homes in the lower price ranges continue to sell well and noted that so far this year, 24 percent of home sales have been for cash, 25 percent have been condos/townhomes, and 25 percent are foreclosed homes. He said the market is grossly overbuilt in student housing around the FSU and FAMU campuses and that the next wave of development would be east Tallahassee, including (eventually) the Falls Chase property. Tallahassee Board of Realtors® President Jeff Doxsee said in the second quarter of 2014 (compared to the same period in 2013), closed sales are up 7.7 percent (841 to 906), new pending sales are up 21.9 percent (661 to 799), and new listings are up 15 percent (1,345 to 1,551). He added that over the past three years, the months’ supply of inventory has dropped from 14.8 months to 8.6 month, the median days on the market had fallen from 112 to six, and the percent of list prices compared to list prices has gone from 88.6 percent to 93 percent.

FGBC Salutes Green Building Stars
Including Habitat Home in Tallahassee
The Florida Green Building Coalition (FGBC) has recently announced winners of its annual Green Achievement Awards. The competitive awards, based on green certification scores, recognize residential, commercial, high-rise residential, and land development projects, as well as local governments, for exceptional sustainability achievements in a number of categories, such as energy efficiency, water conservation, indoor air quality, site preservation, resource (materials) efficiency, and durability. The highest-scoring Green Home was Big Bend Habitat for Humanity in Tallahassee, which scored a Platinum Level 212. TBA member Randy Conn of ES Green & Company was the certifying agent on the home. The City of Tallahassee is one of eight local governments that achieved the FGBC Green Local Government certification (or recertification) in 2013. To date, FGBC has certified 8,200 homes, over 15 million square of commercial and high-rise, 53 land developments, and 72 local governments. For more information on FGBC, visit www.floridagreenbuilding.org.

FHB Insurance Offers Builders
A ‘Pay as You Sell’ Product
A terrific new insurance policy is now available for home builders through FHB Insurance (a wholly-owned subsidiary of the Florida Home Builders Association). According to FHB Insurance CEO Keith Driggers, the policy provides solutions for additional insured requirements, sub-contractor coverage, tract home and other residential exclusions without placing the entire burden on the builder. Coverage is available for builders who build five homes or more per year. Premium payment options include “Pay as You Sell” policies, completed operations provisions, and 3-4 year policy terms for large projects. Visit www.fhbinsurance.com to find an FHB Insurance agent in your area. Be sure to tell your agent you want a quote from FHB Insurance.
James Hardie Explains the Four D’s
Of Fiber Cement Siding at Seminar
The Tallahassee Builders Association (TBA) wants to be your No. 1 source of quality education. In early September, TBA’s Member & Consumer Education Committee, chaired by builder Stan Derzypolski, CIP, CAPS, presented a 1-hour continuing education program on the Four D’s involved in fiber cement siding. According to speaker and TBA member Jason Coleman, the Territory Manager for James Hardie, those four big factors are: Deflection, Drainage, Drying and Decay Resistance (Durability). “The seminar talked about why each of the four is important to not only for the product, but also the home,” said Coleman. In addition, Coleman and co-presenter John Mancini addressed contents of the product and its qualities (durability and sustainability); benefits of fiber cement to the builder, the homeowner and the community; “best” cutting methods and how to best install and flash the product and the home; and Florida Wind Standards and using the proper nail to meet those requirements. Coleman can be reached at 850-228-7498 or . For more information, go to www.jameshardie.com or www.hardieinstallatiopn.com.

Deborah McClellan of Hancock Bank Mortgage Lending
Steps Up as Generous Sponsor of TBA Activities, Events
Deborah McClellan’s support of the Tallahassee Builders Association (TBA) knows no bounds. The Vice President of Residential Mortgage Lending at Hancock Bank is serving this year on TBA’s 25-member Board of Directors and in addition, she has been active on a number of committees, and just last week sponsored and spoke at the TBA Green Building Council luncheon. McClellan told Council members that “Hancock is a $20 billion bank and we have money to lend.” She said Hancock is one of the highest-rated banks in Tallahassee and tailors its lending products to serve builders and their home buyers. She predicts mortgage interest rates will stay in very affordable ranges in the foreseeable future and sees better news on appraisals as the market continues to rid itself of foreclosures and distressed properties. McClellan has also sponsored meetings of the TBA Remodelers Council and will be hosting TBA’s Board of Directors meeting this Wednesday at its 2453 Mahan Drive location. |
Thursday’s General Membership Meeting
Features Housing and Economic Forum
It’s time to take an inside look at what’s happening with Tallahassee’s economy and its housing market. And the Tallahassee Builders Association (TBA) is happy to oblige with a great general membership meeting program on Thursday (September 18, 2014) at 11:30 am at the Tallahassee Democrat. A panel discussion moderated by TBA President Masoud Karimipour, CIP, CAPS, of Persica Homes, will include Jeff Doxsee, President of the Tallahassee Board of Realtors®, Laura Jo Hewitt (Prime Meridian), President of the Mortgage Bankers Association of Tallahassee, and Greg Lane and Matt Ryan of Timberlane Appraisal. The speakers will focus on the outlook for new and existing homes, inventory levels, new communities, trends in mortgage lending and appraisals, and factors that are driving the Tallahassee-area economy. The cost of the lunch is $12 payable at the door through cash, check or credit card. Seating is limited so an RSVP to Jacqueline Hill at will guarantee your place. TBA thanks Mike Still, Robin Yeatman and our friends at the Tallahassee Democrat Media Group for hosting the luncheon at their Magnolia Drive headquarters.

Set for Tuesday at the Democrat
TBA members… mark your calendars for Tuesday, September 9, 2014 when James Hardie Building Products presents a seminar on Fiber Cement Installation. The seminar will be held at 11:30 am at the Tallahassee Democrat education room at 277 Magnolia Drive (Tallahassee). Then the class with go into detail around the makeup, performance and key features of fiber cement siding. Next, the class will learn how to determine the proper fastener to use depending on the local wind code. The November 13, 2014 meeting will be sponsored by Norboard with a program on their products such as radiant barrier and tallwall. The December 11, 2014 program is a round table recap of the year.
Sales Tax Holiday on Appliances
Could Include Double Rebates
TBA members are encouraged to take advantage of the sales tax holiday on the purchase of energy-efficient appliances (including tank and tankless natural gas water heaters) on September 19-21. There is a possibility that the City of Tallahassee may offer double-rebates on appliance purchases made September 15-21. Capital City Design Center Wins
High Praise from Builder Clients
Drawing on the skills of the mother-daughter team of Ann DeVeer and Carrie Swain Simone, longtime TBA member Capital City Design Center earns high praise from the many builders and remodelers they serve. “I consider Ann and Carrie an important part of our team,” says TBA President Masoud Karimipour, CIP, CAPS, the owner of Persica Homes. “After we sign a contract but before we start the home, Ann and Carrie work with our clients to achieve the look they want in the exterior and interior of the home. We are a small-volume builder so having a resource like Capital City Design Center allows us to give our customers a very high level of service.” Parade of Homes Award-winning builder H.R. “Sonny” Phillips, CIP, CAPS, said one of his recent custom-home clients used Capital City Design Center to coordinate the entire look of the house and they could not have been happier. Deveer is a graduate of the Savannah School of Design and started Capital City Design Center in 1996. Simone has a Bachelor’s Degree in Humanities and a Master’s Degree in interior design from Florida State University. Both DeVeer (ID-4230) and Simone (ID-5038) are Florida-licensed interior designers and Capital City Design Center is licensed (IB26000744) as an interior design business. |
Associate Members Loom Large
In Association, Industry Impact
Thanks to research by National Association of Home Builders (NAHB) Chief Economist David Crowe, we know now more than ever that associates are major players in local, state and national builders associations. Roughly two-thirds of NAHB members are classified as associates. The largest single category of associates is subcontractors/trades professionals (plumbing, heating, air conditioning, electrical, masonry and carpentry are subsets of this group) which makes up 39 percent of the associates and more than 25 percent of the total membership (single-family builders, by the way, comprise 15 percent of the total membership). Subcontractor companies are larger than home building companies in terms of the number of employees but smaller in dollar volume. Professional specialists make up the next larger segment of the membership, comprising 13 percent of associates, and 9 percent of the total membership. Retailers (mostly building supply companies) make up 11 percent of the membership. Financial service members employ the most people among associates (1.4 million) and have the largest annual median gross revenue ($8.8 million). In all, associate members employ 5.7 million workers, up 26 percent over last year. In fact, NAHB associate members accounted for nearly half of the total employment growth in the U.S. in 2013.

Workers Comp Rates May Head Down
But Legal Challenges Cloud the Outlook
Builders and their allied professionals in the Florida construction industry may see a reduction in their workers’ compensation rates in January, 2015, if the Florida Office of Insurance Regulation (OIR) accepts the nearly three percent decrease in rates being proposed by the National Council of Compensation Insurance (NCCI). On August 22, 2014, NCCI delivered its rate filing to OIR and proposal and overall average rate decrease of 2.5 percent and a construction industry drop of 2.9 percent. The caveat is that rates could increase, perhaps dramatically, depending on decisions in a number of workers’ comp-related legal cases challenging the constitutionality of the current system. Key observations in the rate filing include the fact that loss experience for the two most recently available years (2011 and 2012) have shown improvement for the first time since 2010 and claim frequency has declined (5.2 percent) for the first time since 2008. Indemnity and medical loss ratios have declined, driven in part by the decrease in claim frequency. Florida’s workers’ comp average cost ($1.09 per $100 in payroll) is slightly higher than only Tennessee and South Carolina and slightly lower than Alabama, Georgia and North Carolina.

TBA to Select a Builder Member
To Build Parade Showcase Home
The Tallahassee Builders Association is soliciting proposals from builder members in order to select the builder of the TBA Showcase Home in conjunction with the 2015 Parade of Homes. The Parade is scheduled for the weekends of May 9-10 and May 16-17, 2015. The selected builder will enjoy a wealth of publicity and promotional benefits, including having the home prominently featured in the local media and on the cover of the official Parade of Homes magazine. In addition, the builder will have their home entered in the Parade of Homes at no fee. The builder will assume all responsibility and legal liability for the construction of the home and guarantee its availability during the Parade weekends. Because the Showcase Home is projected as a major source of non-dues revenue for TBA, the builder must be willing to coordinate and document donations and discounts of materials, products, and services to the home. The total sum of donations and discounts will be required to be paid by the builder to TBA immediately after the home sells. If you are interested in building the Parade Showcase Home, e-mail TBA Executive Officer Paul Thompson at .

Fiber Cement Installation Seminar
Set for September 9 at the Democrat
TBA members… mark your calendars for Tuesday, September 9, 2014 when James Hardie Building Products presents a seminar on Fiber Cement Installation. The seminar will be held at 11:30 am at the Tallahassee Democrat education room at 277 Magnolia Drive (Tallahassee).
