TBA expresses its thanks to Greg Lane of Timberlane Appraisal (at right in photo with President Alan Weekleyof Alan Weekley Homes) for speaking at last week's General Membership Meeting and offering his insights on the local housing market. Greg noted that his statistics on single-family homes includes townhomes, condos and detached residences. In that context, he said we have definitely moved to a "sellers' market" based on a five-month supply of homes in inventory. After factoring in nearly 700 homes that are currently under contract, the supply is 4.5 months (well below the six-month inventory that describes a housing market in "equilibrium"). He said by far the hottest sellers are homes under $300,000 (where there is just four-month supply) compared to homes over $400,000, where the supply is eleven months. He said sales jumped to roughly 3,500 over the last 12 months compared to 3,100 the previous 12-month period, with a median sales price of $190,000. Short sales/distressed sales represent 27 percent of total sales (about the same as the past 12 months) and cash sales were up to 32 percent of all sales (compared to 24 percent in the previous year). He said housing starts would increase about 12 percent this year, and 10 percent in 2016, noting that he shares builders' concern over the shortage of buildable lots under $75,000 in areas where people want to live.
Two events are on tap for TBA members this week.
On Wednesday (June 24), the Remodelers Council meets at 11:30 am at Old Town Café located at 1415 Timberlane Road at Market Square. Lunch is $10 per person (does not include drink, tax or gratuity). Council Chairman Brandon Jett of Jett Builders says the program will return to the popular roundtable discussion format covering hot topics for remodelers, including financial management of your company, financing for your clients, jobs where an architect/designer is involved, educating the client on disruptions during the remodeling process, and other subjects that any participant would like to bring up.
Then on Thursday (June 25), all TBA members, their employees, associates and friends are invited to the free Hard Hat Happy Hour event from 5:30 pm to 7 pm hosted by Independent Green Technologies (IGT) at their 16,000 square foot research center located at 3954 West Pensacola Street on the campus of Tallahassee Community College (TCC). In addition to renewing business relationships and making new ones, the event offers participants an up-close view of IGT's wide range of resources related to residential and commercial energy-efficiency. IGT specializes in Green/"Sustainable" designs, LED lighting, duct sealants, tax credits for energy-efficient construction, and the latest in solar technology - all supported by knowledgeable professionals who will be on hand for presentations, individual consultations, and answers to your questions.
