TBA Members Learn
About Healthcare Act

City Commissioner Gil Ziffer says governments are all about building roads, which is why he’s excited about the proposed Northeast Gateway that would use the extension of the one-cent sales tax to extend and expand roads in the northeast section of town. Ziffer touted the plan to TBA members at last week’s general membership meeting at the Killearn Country Club and he urged everyone to get behind the Blueprint 2000 plan for funding the program. “These road projects can breathe life into home sales, commercial development, and retail,” said Ziffer. “Strong infrastructure is the key to the economic future of our area.” Ziffer said the $77 million generated from the tax extension would, among a variety of road projects, create a new I-10/Welaunee Boulevard interchange, extend Shamrock Way from Centerville to U.S. 90, and create two trailways on the Miccosukee Canopy Road. Ziffer also updated TBA member on the plans for the new homeless shelter and the potential that Port St. Joe could emerge as a major shipping and docking point internationally, opening up our area as a prime location for manufacturing facilities.

Deadline Approaching
For Remodelers Awards

Professional remodelers in TBA can have their work recognized, evaluated and critiqued when they enter the 2013 Remodelers Showcase Awards, according to awards chairman Larry Wayne Strickland, CIP, of Capital City Builders. Strickland said the deadline to enter is August 16, 2013 and that the awards would be presented September 25, 2013 during a special evening meeting of the TBA Remodelers Council. A registration form outlining categories, fees and additional information is now available at tallyba.com under Remodelers Council (left hand side of home page).

Kip Carpenter Featured
In TBA Today Article

In last Sunday’s TBA Today article in the Homefinder.com section of the Tallahassee Democrat, TBA President Shane Lambert, CIP, recognized one of our Past Presidents – W.M. “Kip” Carpenter, CIP, CAPS, CGP, of Carpenter Construction Company – for winning a prestigious Aurora Award during the recent Florida Home Builders Association-sponsored Southeast Building Conference (SEBC) in Orlando. Honored for the Best Bathroom Over $50,000, Carpenter’s award was significant in that the Auroras cover a 12-state southern region of the nation and the competition is stiff. The Aurora Awards is now in its 33rd year and is respected nationwide for the showcase of design and construction excellence in the South. Working closely with his long-term clients, Carpenter’s winning entry was titled “Lori’s Beautiful Bathroom” and it captured the fancy of a panel of expert judges from around the nation. Carpenter holds the professional designations of Certified-Aging-in-Place Specialist (CAPS) and Certified Green Professional (CGP) from the National Association of Home Builders (NAHB) and Construction Industry Professional (CIP) from the Tallahassee Builders Association.

Obamacare’s Impact
Explained Wednesday

Every TBA member will be impacted in one way or another by Obamacare – the Affordable Care Act – and your association has put together an excellent educational program to prepare you and your company for the new national health insurance rules. “Obamacare Jeopardy” will be presented this Wednesday at the Killearn Country Club at a cost of just $10 per member, including lunch, thanks to the sponsorship of Hancock Bank and Baker-Harris Insurance. Lunch will be served starting at 11:30 am and the program will run from Noon to 2 pm. The “Jeopardy” format will involve audience participation and will be moderated by Tallahassee elder care attorney Twyla Sketchley. At the same time, key questions will be addressed by a panel of health and insuance experts, including Drexal Harris of Baker-Harris Insurance, Ken Stevenson of the Earl Bacon Agency, and Luke Wolkers of  the Rogers Benefit Group. The “Question-and-Answer” format will cover the gamut of information you need to comply with the requirements of the new law. Among the many subjects to be covered are: employer requirements, penalties for non-compliance, grandfathering of existing health plans, insurance company rating methods, small business tax credits, deductibles, exchanges, and Medicare issues. If you and/or your members of your staff plan to attend, RSVP to Lori Baird at . The $10 can be paid at the door through cash, check, or credit card.

TBA Board Briefed
On Welaunee Project

One of the biggest challenges faced by home builders in our community is finding buildable lots in great neighborhoods. That’s why it was music to builders’ ears last week when Tim Edmond, CEO of The Edmond Group, LLC, addressed the Board of Directors of the Tallahassee Builders Association (TBA) and described the exciting plans for the 505-acre Canopy community as part of the Welaunee Plantation. Edmond fully expects local builders to construct many of the more than 1,700 housing units that ultimately will be built in Canopy. And the positive impact of that new-home construction is likely to be felt among TBA’s associate members, including suppliers, subcontractors, and trades professionals. Edmond hopes that infrastructure construction can begin in 2014, assuming market demand for housing is at hand, and housing construction will start thereafter. He says Canopy will be a special place with a town center, a diverse mix of housing products as well as recreational amenities, open spaces, walking and bike trails, and features that will appeal to senior adults.  He sees strong demand for the 250 market-rent apartments that are planned as well as the 128 affordable homes. Edmond will oversee a centralized marketing plan for Canopy, work with builders and their lenders on construction and mortgage loans, and offer “guidelines” for the architectural integrity he expects to be maintained in the community.

Ziffer Touts the New
‘Northeast Gateway’

A registration form outlining categories, fees and additional information is now available at tallyba.com under Remodelers Council (left hand side of home page).

St. Joe Wins 3 Awards
In Aurora Competition

Congratulations are in order for TBA member Lori Elliott of The St. Joe Company for her role in the success of RiverTown, a master-planned community located along the St. John's river in St. John's county.  The community won three major Aurora Awards at last week’s Southeast Building Conference (SEBC) in Orlando. The community’s design was influenced by Southern neighborhoods of years past, where sidewalks and front porches encouraged residents to become neighbors and neighbors to become friends.  The recently completed amenity center is the ideal space to host events and bring the community together. RiverTown's club house was recently the host site for an Antiques Appraisal Fair to benefit the non-profit William Bartram Scenic & Historic Highway Corridor Management Council as well as was a rest stop along the course for the American Diabetes Association Tour de Cure bike race fundraiser. For details on 2013 Aurora Award winners, visit www.theauroras.com.

TBA Members Headed
To Orlando for SEBC

Led by David Perkins, CIP, of Perkins Electric, who serves on the Florida Home Builders Association (FHBA) Executive Committee as Area I Associate Vice President, members of the Tallahassee Builders Association (TBA) are headed to this week’s 35th annual FHBA-sponsored Southeast Building Conference (SEBC) in Orlando. The SEBC exposition space is sold out with over 250 exhibits of building products and services to be displayed. Florida contractors can get all 14 hours of their continuing education at the show. Many delegates will visit SEBC’s New Southern Home, a showcase that combines luxury, technology and energy-efficiency in a way that appeals to today's home buyers. One of the many outstanding educational programs is a Housing Issues Forum set for Friday from 2 pm to 5 pm in the Orange County Convention Center (South Hall). The program, open to all SEBC delegates, kicks off with a national perspective on environmental issues by National Association of Home Builders (NAHB) Michael Mittelholzer, Assistant Vice President, Environmental Policy. His remarks will give specific attention to new stormwater regulations and Endangered Species Act (ESA) developments that impact Florida. Switching gears to a state-level focus, FHBA Governmental Affairs Director Doug Buck will frame the issues of workforce training and affordable housing in Florida, both of which figure to be prominent in the 2014 session of the Florida Legislature. For more on SEBC visit www.sebcshow.com.

Kip Carpenter Captures
Aurora Award at SEBC

Tallahassee Builders Association member Kip Carpenter of A Carpenter Construction will join some elite company this Saturday night when he’ll be among the winners of an Aurora Award at the Southeast Building Conference (SEBC) in Orlando. In the prestigious regional design competition, Carpenter won in the category of Remodeling, Rehabilitation or Historical Restoration of a Bath Under $50,000 for a project he called “Lori’s Beautiful Bath.”  Congratulations as well to TBA member Lori Elliott of The St. Joe Company, which is scheduled to win three Aurora Awards for its River Towne community in St. Johns County. St. Joe won in the categories of Recreational Facility, Recreational Special Amenity Facility, and

Landscape Design for Pool.

Builders Can Still
File for BP Claims

As a result of the BP oil spill on April 20, 2010, BP has created the Deepwater Horizon Settlement Program.  The program provides builders, contractors and suppliers, among others, with a mechanism to recoup revenue losses incurred in 2010.  Many business owners assume that their losses have to be directly related to the oil spill to qualify for the program, but that’s not the case.  BP has provided billions of dollars to businesses and communities that felt the indirect, trickle-down effects and saw changes in their revenue. Through the program, BP has acknowledged that virtually every type of business was either directly or indirectly harmed, making most businesses eligible for the program.  The program, outlined in a court document, lays out specific and complex formulas by which companies will be evaluated and compensated.  While the revenue loss does not have to be directly related to the oil spill, claimants must meet causation requirements based on geographic location and business type.  For more information about the BP Settlement Program you may contact TBA member Bobby Long at the Rumberger, Kirk & Caldwell law firm at www.rumberger.com.

NAHB Survey Reveals
What Consumers Want

With the market rebounding, builders are working hard to give housing consumers what they want. And exactly what is it that consumers want? A recent National Association of Home Builders (NAHB) survey offers some insights. On average, home buyers are looking for a home that is 17 percent larger than their current home, a median of 2,226 square feet. But, likely as a result of the ongoing challenges of the economic downturn, that size is 13 percent smaller than the average size of homes started in 2012. The layout of the home is more important than the location to most buyers. Living space and number of rooms was ranked the most influential characteristic by 65 percent of buyers, while only 33 percent ranked proximity to locations they need to go as tops. A sense of open space continues to be popular, with about three-quarters of home buyers wanting a kitchen that is open to the family room, and nearly two-thirds looking for ceilings on the first floor that are nine feet or more tall. Some of the most desired features in a home involve saving energy. Energy Star®-rated appliances were considered essential or desirable by 94 percent of respondents, and 91 percent wanted an Energy Star® rating for the whole home. In fact, nine out of ten buyers would rather buy a home with energy-efficient features and permanently lower utility bills than one without those features that costs two percent to three percent less. Convenient organization and storage is another home buyer favorite. More than 80 percent of the respondents said they wanted walk-in pantries and pull-out shelves in the kitchen, a laundry room and storage in the garage. While only 15 percent of home owners currently have a wireless home security system, 50 percent want one. Similar gaps in “have” versus “want” occur with security cameras, lighting control and wireless audio systems, and multi-zone HVACs.

Remodelers Roundtable
Yields a Wealth of Ideas

In rapid-fire fashion, five remodeler members of the Tallahassee Builders Association (TBA) shared a wide range of insights and business-building strategies with their peers at a TBA Remodelers Council Roundtable hosted and sponsored by Hancock Bank at its Mahan Drive branch.

Kip Carpenter, CIP, led off with the challenges of dealing with high-end customers, including a lofty level of responsiveness to their questions and concerns. Carpenter noted that change orders should be billed and collected in a timely manner. He is scheduled to receive an Aurora Award at the Southeast Building Conference (SEBC) in two weeks for remodeling excellence.

Ed Dion, CIP, followed with a well-presented and documented explanation of construction-related challenges focused on lifting and reassembling heavy structural elements like roofs. His effort won him the MVP (Most Valuable Presenter) Award.

Jerry McFarland, CIP, followed with insights into “red flags” in customer relations, like the prospective client who indicated they wanted to be onsite watching as the remodeling work is performed. McFarland also noted the importance of keeping a clean job site.

Mark Trudeau, CIP, shared his time with David Brady of Pro-Build to stress effective relationships with suppliers, including a pre-budget meeting so that all material costs can be identified.

Larry Wayne Strickland, CIP, addressed the positive results he has achieved in working with an ad agency on marketing his business, and brought along Scott Lindeman of TBA member Cade & Associates to discuss the specifics. Lindeman said a good web site is essential for most remodelers to promote themselves but said his company works with clients all the marketing activities that best fit their needs and budget.

TBA’s Remodelers Council is chaired by Bill Kimberl, CIP, and meets the fourth Wednesday of every month.

TBA to Present Seminar
On Health Care July 24

Covering a subject that is certain to impact every small business in America in some form or fashion, the Tallahassee Builders Association has assembled a panel of experts to present “What the Affordable Care Act Means for You and You Business” on Wednesday, July 24, from 11:30 am to 2 pm at a location to be determined. The event begins with lunch followed by a two-hour educational session. More details will be available soon.

Highlighting the panel is Twyla Sketchley, a Florida Bar-certified elder law attorney who has created an entertaining and informational format to educate individuals and businesses on the new health care law. “Love it or hate it, this law of the land will affect you, your family and your business,” said Sketchley, who will moderate Obamacare Jeopardy, an interactive game (complete with prizes) that will teach everyone the important issues related to the new health care act.

Among the panel members are Drexal Harris of Baker-Harris Insurance and Ken Stevenson of the Earl Bacon Agency, long-time TBA members and insurance/risk management experts.

Commissioner Gil Ziffer
Speaks At July 18 Meeting

A Tallahassee City Commissioner since 2009 and a leader in the area’s economic development initiatives, Gil Ziffer will be the featured speaker at TBA’s July 18, 2013 general membership meeting at the Killearn Country Club.

Ziffer brings a unique perspective and voice to the commission. As president of Ziffer Stansberry Advertising Public Relations, the firm he founded in 1990, he is well versed in the concerns of the business community and economic development efforts. In addition, he has a solid history of assuming an active leadership role with a diverse range of issues and projects throughout the community.
